At Roeser Homes, we believe building a home should be just as exciting and rewarding as living in it. From the first meeting to move-in day, our goal is to make the experience smooth, transparent, and tailored to your vision. 

Here’s a step-by-step process of what you can expect when you build with us. 

Initial Consultation: Let’s Talk Vision + Design + First Steps

Every great home starts with a conversation. We’ll meet with you to understand your lifestyle, budget, timeline, and must-haves. Whether you have a detailed plan or just a Pinterest board full of inspiration, we’ll help you bring your ideas to life.

Off the bat, you'll need a sales contract, pre-approval letter, upwards of ten percent earnest money for deposit, a floor plan in mind, pricing configured, and neighborhood and/or lot.

In your initial design meeting, we’ll discuss all the pertinent details of your home, like the overall floor plan and any adjustments you'd like to make, as well as front elevation architecture, window colors and styles, and more. Consider this your opportunity to customize your home to best fit your needs.

Meet The Vendors + Walkthroughs + Selections

Next up, you’ll be given an opportunity to see potential vendors you'll be working with throughout the process. We'll refer you to our Walkthroughs and Selections Guide to provide information on when and where you'll need to make each selection. We'll also have several meetings with you throughout the building process.

Like we mentioned, if you don’t already own a lot, we’ll help you find the perfect one. We build in some of the Kansas City area's most sought-after communities and also offer custom builds on private land.

After your home is permitted, we’ll convene for our plot plan meeting to discuss the layout of the home on the lot and make sure sizing, orientation, and all other elements are considered before construction begins. 

Be advised — permitting your home can take time depending on the city, community requirements, and other pertinent factors. We promise to notify you once your home has been permitted and plans have been approved. 

Once the design is finalized, we’ll provide a detailed budget and timeline. We’re committed to transparency—no surprises or hidden fees. After everything is approved, we’ll move forward with a construction agreement.

Meet Your Personal Construction Manager + Breaking Ground

Here’s where things really come to life. In the next round, our experienced construction team takes it from blueprint to build, keeping you informed every step of the way. You’ll have access to regular updates, walkthroughs, and a dedicated construction manager to answer your questions.

Your personal construction manager will be your go-to contact throughout the entire building process. You can check in as needed as all communication — including weekly emails and phone calls — can be found on the convenient Buildertrend portal.

Before we hand over the keys, we’ll do a final walkthrough together to make sure every detail is just right. Once everything is perfect, it’s time to move in and start making memories in your new custom-designed home.
